Yes I do get a few more phone calls but that's been a lot better than hundreds of emails daily.

Tanisha Smith like Sam mentioned, go line up financing and tell them your investment intentions. From there you can go shopping/marketing for properties and when you find one, you'll already have you finance plan in order. Seller financing a good option if you can't qualify for a conventional loan.... Do some research there though before executing.

Christopher Sica you might be hard pressed to find 2% work in Austin... However I would be surprised if you can't do 1.5-1.7. Here in Fort Worth 2% is very tough unless you find the right situation (i.e. Seller motivated by extenuating circumstances). Those deals tough but certainly not impossible to come across. Hopefully the Austin contingent can add some more commentary.

@McKenzie Benson You can find financing out there that will incorporate total cost (purchase plus repair estimates). Conventional lenders likely will not perform this, but hard money, private, and some portfolio lenders will do this. Expect higher points and rates. A lot of info in the financing forums on these options.

@Bryan Harmon you may want to get a legal expert involved to help draft the course of action and results of the transaction. I have heard stories of families trying to do this on their own, some of them work and others crash and burn. The lawyer can play referee for everyone's financial interests.

"The 4 hour workweek" by Tim Ferriss - I know a lot of folks on the forums have read this, or are in the middle of reading this fine piece of literature. I decided to go ahead and try the "check email once per day" rule at my corporate J.O.B. and let me tell you..... it is freakin' awesome. I am not out to do anyone harm or harm the performance of my company, but this has done me wonders from a time-management and stress standpoint. Definitely recommend doing it.

Any others currently working a J.O.B. part time and doing real estate part time have feedback on that from the book?
