@Elizabeth Pagano McGuire there are pockets of neighborhoods that have good multi-family units. I have a property in Benbrook (Fort Worth) that is in a decent area of town, haven't had any issues thus far and it's a good investment. @Bryce Y. is another Dallas multi-family investor that you can reach out to as well for another perspective.

@Paddy O'dowd you can find a few threads here on this topic by doing a quick search. In general (no legal advice here), getting ownership under LLC is simple, however banks have "due on sale" clause that they can execute with "change in ownership", which would require you to pay off entire loan or they foreclose. A lot of folks will tell you this is very rare, but still a possibility. Your best bet is to invest in some time with a real estate attorney and make sure you have all bases covered.

@Shawn Mcenteer a lot of investors do direct-mail marketing. I've been doing some research in this area and will be getting more involved in this soon. Thus far, I've done some direct-mail after driving a few zip codes in DFW to locate distressed homes (i.e. driving for dollars). @Jerry Puckett is a good contact for direct-mail Qs, he can likely provide some commentary to your post.

@Pam R. it looks like your assumptions bring you to ~12% cash ROI if it's rented with zero vacancy assumption. Beyond cashflow that's usually what I look at first. I'm not extremely familiar with middle-Ohio real estate - you mention some tax-record appraisals.... do you have any 3-6 month sold ARV data?

Anyway, your post was from yesterday, so did you land the contract?

@Ralph Knapp the best thing to do (besides read/research and ask Qs here on BP), would be to attend a local REI assoc. meeting. We network quite a bit up here in DFW, and there is plenty to learn and a lot of people to meet. That's where I would start.

Yeah I agree... it's good to set up distinct times to check email & voicemail. It's a more efficient way to work and live. Of course when certain people call you always pick up, right...!
