Legacy Texas is also a good one... They are in Grapevine and Fort Worth. We currently have business accounts with them and the experience has been great.

I really like neighborhoodscout for data such as that.... careful, sometimes the data is an aggregate and not always 'accurate' (I've found appreciation rates to be inaccurate in some neighborhoods on this site).

I agree with @David T. , you will be able to influence that vacancy rate. Not a deal breaker in my book.

Just another thought... perhaps you are part of, or can attend local real estate clubs. This is where I tend to get a feel for the 'data' that I see on sites like neighborhood scout.

where did you get the stat, and what in your opinion is causing it? Not familiar with the neighborhood, what are the neighborhood demographics?

That deal with 8% vac assumption looks very good. 17% not as good but not terrible.

Agree with all - I am seeing a lot of loan appraisals fall thru on the smaller apartment buildings as well. Seems to be only the cash transactions occurring in some neighborhoods.
