You will get various answers based primarily on where you invest. I would say focus on hitting the 50% rule (expenses equal to 50% gross rents after vacancy assumption). This is better explained in the BP beginners guide as well. Here in Texas we see as little as $300 and as much as $700 a month depending on the deal.

I lived in Raleigh years ago... Loved it, probably my 2nd fav place I've lived. I lived just west of downtown in some cheap apartments, would not recommend those apts, but the immediate west side of downtown was up and coming back then. Good luck.

@Sam Mudro - welcome to the team. Suggested reading for sure is the beginners' guide to investing (link is http://www.biggerpockets.com/real-estate-investing). I think what you will find is, between this and a few other good reads, you can gain some good foundational knowledge. Obviously these forums are another great source.

As for your question.... we started with multi- in DFW (Fort Worth), but don't discount other methods of getting started as well (smaller SFR, capital building methods such as wholesaling, etc). The good thing is - there are plenty of ways to gain exposure.
