Thank you so much for this thread. I live in Dayton and am in the middle of closing on my first property, a duplex in Dayton 45404. I know Dayton proper gets a bad rep, is there anything that can turn that around? I want to bring life back to this city that has been really good to me and my family. But the math isn't allowing me to do that.

Hi I'm a newbie to real estate too and have my first property under contract, a duplex. My plan was to house hack. The home inspection came back and there is quite a bit of plumbing and electrical work needed though. Waiting now to see if the seller is going to make the needed updates or I'm walking away. How do you budget for home inspections and possibly just losing $500+ if it's a bad report? I personally don't have the funds to keep paying for house inspections that don't pan out.

Yes, you should try being a Landlord so you can learn the ropes. But that means educating yourself constantly. Too many Landlords put renters in the house, collect rent, and think they're geniuses...until the tenant gives a sob story about their Aunt Matilda dying of cancer, stop paying rent, and cause $10,000 in damages.

You have to use the good times to prepare for the bad through education and by developing policies and procedures. You'll need to do the same if you ever want to be a property manager so you might as well start now.

 Thank you Nathan. I just ordered the book off of Amazon :-) So are you an agent in your own company or did you go through a pre-existing company? And what lead you to going that route?

Thank you Bjorn. I ordered the book! What's the difference between getting an LLC and getting liability insurance? I thought I would need an LLC or some type of official business to be the landlord, is that not the case? And since we are on this topic do you by chance know why or when people put the actual property into an LLC? Sorry for all the questions, did I mention I was a NEWbie lol 😊 thank you.

Hi! I will be closing on my first property, a duplex, May 18 in Dayton, Ohio. My plan is to house hack and start a property management business and manage the other half through my own property management business. As I get closer to closing I'm just not sure anymore. Am I trying to bite off more than I can chew? is it better to self-manage or get a property manager starting off and only having 1 unit to manage? And if I go the route of self-manage do I incorporate or set up an LLC for security and tax benefits?

Any advice or book will be highly appreciated. Thank you. I just really want to make sure I go into to this right so that my kids are good.

Hi BP Fam,

I want to break into the real estate investing world, funds and knowledge are just a little low now. I was wondering if anyone was doing driving for dollar deals. I currently freelance as a delivery driver in my free time in the Cincinnati and Dayton area. I come across tons of houses for sale including some FSBO properties. I just need to know what information I need to be looking up about these properties and who I should be passing the good properties off too. Also, if I could shadow someone to learn more about the process would be great. As mentioned I don't have a lot of knowledge or funds but I am VERY self-driven.

 Any advice or assistance is highly appreciated.

Is Dustin Hahn's system an upsell product?  I stumbled on him and was  thinking about buying the $27 package to  help me with tax lien and deed investing but I don't want to waste my money if all the info is just saying buy something else.
