Hi @Mary Ann I would suggest you read the article on how to analyze deals on here and then create your own spreadsheet in excel based off that article and do the numbers. Right now it looks like you would have a cashflow of $9245 but you are missing so many factors like you're going to be living in one of the units which is going to take away from that number also are you going to do repairs/maintenance if so you still need to put something in there for material if not you need to budget for that altogether which eats into that money. I'm in the same boat here in Dayton trying to house hack, once you run the numbers it makes it a whole lot easier. I hope this helps good luck.

@Kyle Burnett welcome to BP. This is a fantastic group of people. I'm a newbie too just in Dayton. I've already met people to assist me with getting my finances in order and let me shadow during site visits. Thank you @Darrin Carey  I hope I don't sound too slow but how exactly do I go about that? I did get and read the article on how to analyze deals. Do I take that and start trying to analyze real deals in my area or are there practice scenarios I can do some where on bp? Then I am completely lost on how I go about evaluating repairs. For that wouldn't I need to be walking through properties or getting inspection reports or are there things I can do outside of that to start to get a grasp of repair cost?

Did I mention I'm a newbie :-) lol I am willing to do the work and learn I just need help going in the right direction and if I haven't said it enough I am truly grateful for all the feedback and assistance. I don't have much experience but if you want a secretary or someone to do your grunt work I will for the opportunity to learn. Thank you.

I'm new to the  game also, is there a difference between a fico score and a credit score? If so what is it? And do I need to keep up my fico score too for financing/ investing purposes?

Thank you so much @Joe Fairless for the contact, @Shaun Weeks has  been great. He helped me figure out the best financing path for me and is helping me get my credit in order so that I can make that happen. Now I know this is going to take 6+ months, so what should I do in the mean time to keep the momentum going? Should I start shopping even though I can't make an offer until I get financing?

Thank you so much @Darrin Carey I will definitely be there. And Thank you gentleman for the warm welcome. Because of all the encouragement I have been more vocal/visible and started taking the actions I can. I have already met a person (@Shaun Weeks) on here that is assisting me in getting my credit up to help qualify for loans and  he is actually able to be my lender. Thank you so much @Joe Fairless for the contact. I know this is going to take about 6mouths or so, so what can I be doing in the mean time to keep the momentum going? My current goal is to house hack, should I start shopping now even though I won't be able to proceed further until I have financing?
