Home Inspection

I am looking to find a Home Inspector for a property I intend to rehab . The cost of the property is 120,000 and its going to be a total rehab, but am debating whether or not to get the Home Inspection done . The owner is insisting no Home Inspection Contingencies .Our Contractors have come through and everything looks pretty good, however the Roof hasn't been checked and other things could be wrong. Is it smart to pay the 500 dollars to be safe or is it a waste of money if the project is going to be a gut renovation anyway?

I would love to hear some opinions and some past experiences of things going very wrong.
