Hi bp family ☺ my name is April Littleton and I'm 26 years old. I graduated college from Purdue university back in 2011 and have been doing the nomad thing ever since traveling around the Midwest and taking odd-end jobs. Now I'm about to have my first child and know I need to settle down and make sure my son is taken care of. That is why I joined bp. I'm looking for additional streams of income to offset my current income. I don't have any experience in real estaste I've just read books like the rich dad poor dad series. I'm looking to learn and actually get in the game now. My first goal is to have my first property within 12 months.

Thank you so much @TylerFlagg for the advice. Can you please elaborate on my options if I want to use my dad's VA loan? meaning I would be the homeowner and responsible to live in unit, my dad would just finance the deal using his va loan. Would we have co-sign for property for that to work?

Hi I am new to real estate investing and wanted to know how to go about a couple things when house hacking. 

1. Do I need set up a business first (i.e. LLC)?

2. My dad is retired military so he qualifies for a VA loan. How would I go about using his loan to finance a multi-unit? Would he have to be the home owner and responsible to live in one of the units?

3. How do I incorporate renovations into the budget? Should I renovate one unit at a time then post to rent or wait til all units are ready?
