We started investing before debt was paid off and because we did we were able to be Dept free much sooner!

I would let them know there has been issues with the sewer line and that it is very important to not flush feminine products. Only toilet paper. Even flushable wipes have been known to cause blockages.

Right now we won’t make an offer on anything that doesn’t take home $200/door. That way we know we have a little wiggle room and if something comes up we won’t go negative. I remind myself these two things-

1. To get 1 good deal accepted you may need to put in dozens of offers that are denied

2. Run your numbers with the lowest rent and highest rehab prediction

I need more house hacking ideas. We are renting a home in North Seattle. We are a family of 5 and can’t currently house hack in our current home and have even considered moving out of our area or state to have more options. We would really like to stay in Snohomish County. I know there are more ideas to house hack that don’t involve a million dollar home with a mother in law. Or a home where I’m sleeping in the living room with my husband and children. Tell me other options!

Please recommend books or resources to help us with our first large multi-unit property. We want to make the leap but want to do our due diligence. We analyzed the best we could figure and plan to look into more. any insight in this area would be great.

Single-family residence buy & hold investment in Poulsbo.

Purchase price: $235,000
Sale price: $450,000

3 bedroom newer manufactured home on 6 acres. After logging the property we took some of the money to clear stumps and build a fence. Ready to sell but unhappy with list price ($275,000) we decided to try renting it out for a 12 month lease! That is when we first heard of Bigger Pockets. Rented it for a year and price went way up. Split our 6 acre lot into two lots. Sold the home for $340,000 and the second lot for $115,000. The best deal we have made yet and we were not even trying!

My husband is from Gerry NY. About an 1.5 hours from Buffalo. We just became landlords a little over a year ago and we are looking to invest. So many cheap properties in Jamestown, NY $13,000-$50,000. Anyone here investomg in this area?
