Repair costs cannot be done by the agent or through photos. Get the inspection and have either you or your contractor look through inspection and home physically :-). Very important! We invest out of state and our contractor is also our property manager. So we pay him by the hour to look at homes for us in the area we are investing. That works well for us!

Always listening to the podcasts too! 👍🏽  both RE and Rookie. I was able to type in business and Real Estate and found a ton of best sellers on audio 😊

Many factors. Where do you live? What is the vacancy rate for your area? Do you know how much a manufactured rents for?

Our first home was a manufactured home. We bought it, rented it until value went up, split the lots, and sold them both separately. It was one of our best deals.

If you upgrade to pro you have access to several calculators that will tell you your ROI including for a rental. Where is the 10 acres?

I use the BP calculators! I became a pro member just to use them! There is a video where Branden Turner uses the old calculator.. but its still awesome to see how easy it is to analyzes deals... The new one is not much different. After watching this video I LOVE analyzing deals.

I'm sorry you haven't heard back! I agree with what others are saying. Having a mentor will help you when looking for advice on deals and helping you choose investments that are smart, but It can't be one way. You have to read, listen, research and learn all you can. Don't stop being excited! If this one investor is making you want to stop or you feel stuck you will not get far in this business. I really hope you take the reins and meet someone you can work with and learn from.

Personally I would go with the Duplex. Condition is the same? For me the deciding factor is what is your plan b and c if plan a doesn't work out? At least with a duplex you could live in the other half. I hope that helps! Maybe try running the numbers at the lowest rent possible and see if that changes you rent to value. Also what calculators do you use? Is the ROI the same too?

SO, I have read Rich Dad Poor Dad, Buy Rehab Rent Refinance Repeat, and Long Distance Real Estate Investing. I have been reading (listening) to best sellers for free on my Libby App. Its an app used to borrow books (digital or audio) through your local library. 

I'm wondering if anyone uses this app and what books you would recommend? Its very limited in the audio book section. Most of the time only offering audio for best sellers. But I like it because its FREE. None of the BiggerPockets books are listed in this app.
