Good advice above. We give our renters $25 off a month to use COZY app. 

Who knows about sheriff sales and replevins? Has anyone bought one of these? It’s different from auctions since you risk having a redemption period where the owner can come back and claim the property 8-12 months if they have cash. Some properties are going for really cheap. Could be a good deal. Let me know where I can find more info. Or if you have experience send me a pm. Thanks!

Thank you to everyone who came from near and far. Trey and I both had a blast talking REI with all of you. We can't wait until our next meet-up on December 4th! :-)

Hey looking forward to tomorrow! I want to remind everyone the meet up starts at 5 and ends whenever you feel like leaving. Trey and I will have to leave by 7. We will be practicing social distancing and following WA guidelines of groups no larger than 6. If a 7th person shows up we will break into two groups. See you outside at the Salish Sea so bundle up. 

We have a realtor and we have lived in Alaska before. I'm hoping to talk with other REIs in the area. We have done 2 flips and closed on 2 BRRRRs. None in Alaska. Please reach out if you have tips or advice on buying in the Palmer area. Thanks!

interested for sure! I have a hard time staying motivated when in the process of closing on a deal which takes 2+ months for the state we invest in 

We chose our city for long-distance REI because we knew the area. We knew people who lived there and we knew what areas to avoid. I'm sure there were a lot of other areas to invest in but we felt confident in our investments because of these reasons.

Not sure if these are all considered qualities but its what I look for in an agent:

1.Good reviews

2. Also invests in rentals

3. Responsive

4. Professional

5. Full-time job rather than a side job

6. Most importantly- Open-Minded. I say this because I have had some really bad agents who said no way to a couple of properties in good areas. And their reasons were concerning because any home can be a good deal when the numbers work. An agent with an open mind and someone who understands your goals will make a deal work for you. Not us- working for the deal.
