Good advice from Justin^ and everyone else. There is no one right way to do this. Great job reading up and doing your homework!  If the numbers work go for it! If you are a pro member here at BP they have an airbnb calculator. Run those numbers and know that it can be A LOT of work. A lot more work than having a LTR. But can be way more profitable.

Not sure if you have seen it but there is a video of Brandon Turner filling out the calculator and for some reason the way he shows it helped me a ton. Now I love analyzing deals.

Not sure if you are interested but we have a flooring guy manage our properties in Jamestown. He does it for 8% where the other management companies were asking 15%. insane

We give a discount to our tenants if they pay rent with Cozy. Its easiest for us. We have used Alliance 20/20 for applications. They are great at screening and have weeded out any bad potential tenants. The application is expensive though for the renter. I think $50-$75. But anyone serious and reliable will pay the fee.

That is scary reading the above but if you have good tenants this wouldn't be a problem. yikes

Tamara you are in the right place to get peoples take on such a statement! We did financial freedom through DR and took many things from it but definitely didn't follow it to a T. We were able to get out of debt and make $200,000 off our first home going against the rules of DR. We were not debt free when purchasing our first home but were able to become free of debt following the BRRRR method. DOnt let what that guy scare you from REI!

I was just talking with someone about holding back from making your first deal! This is an exciting time! Just look at the numbers and don't let your emotions hold you back. It sounds like good numbers for cash flow and if you go over budget you will still be ok. We had plans to cash flow the same as you 300-400/m but went 25,000 over budget and it still cash flows. 

I think my husband and I's view on money helped us move forward for our first deal. We knew there were risks but we also knew we would learn and grow from it. Best of luck!
