Amazing contractor I have used for years for my properties. They are Family owned, great prices, great time management and gets the job done. Fully Licensed contractor, legal and legit, knows a lot of ins and outs and gets permits quick! JR. Restorations Owner- Jimmy Kitay Cell- nine one four-five seven two-zero three zero four He also “Jimmy” does free estimates and works with you in pricing out your own estimate. Just paying it forward because he’s done so much for me with helping me with all my renovations and properties. :)

Haverstraw, mainly multi unit homes and majority of the population rent in the town. They have some really good rentals at a great price with 3-4 units as well as some fixer uppers for great prices.

Joe White Ethan Giller Hey guys, quick question I filed all necessary documentation for my permit/licenses, I was told it could be a little over 7-10 days. The main reason why I had asked about the inspector, was because my tenants in the home haven't paid rent in three months. Plus, breached contract by having 2 pets and their father move in with them with out prior approval or even notice. I assumed maybe because I had started the eviction process less then a month ago, they may have called the building inspector on me knowing I was unaware of any sort of rental permits or licenses. Hence, ultimately leaving them in the best position. They have till the 2nd of February to vacate. I'm hoping they aren't aware of my lack of due diligence (which I fully admit to), but I'm sure you know as well as I do some habitual tenants could be RE lawyers with the amount of legal information they know to scheme on landlords. Now, is this eviction considered obsolete until I actually receive my cert? Also, they refuse to allow me in the home at all. I told them I wanted to do a walkthrough before they left, as well as have my agent take pictures of the home and they just won't contact me back no matter how many times I've asked or tried. Is there a way legally, in Philly for me to gain access to the home seeing they won't allow me in? I have given more then enough notice at this point and it just falls on deaf ears. Any advice would be great. Thanks again!

Ethan Giller I'm so sorry Ethan, I didn't even see your response. Great advice! So I do have to get the commercial and C of RS license. Please excuse my frustration with the permits, your right this only makes me court proof. Also, in turn regulates and keeps tenant and landlords safe in the process. I didn't take it to seriously b/c like I said in NY we do not need any sort of permit. But now having to evict them this is crucial. Do you think my 10 day Quit Notice is null without my rental permit,etc?

Igor Avratiner Great thanks Igor. I'm going to look into right now. Because just so happens I am evicting them. I sent a 10 day quit notice already. I am going to try to obtain a permit today. Online now lol. I noticed it says I may need other licenses first. But my rental is a one family, I believe these others pertain to 4 units or more. Ugh I gotta rush this or I'll never get them out! Thanks for advice.

I have been investing in Philly for a couple of years now, and never had any issues until this one recent rental. I received a violation in the mail stating I needed to obtain a rental permit and license for this property I rent out in order to have tenants. If I do not comply I will be fined continually until I do so. Mind you this one inspector just doesn't want to leave me alone, any chance he gets he gives me a violation. Anyways, my question is how did the inspector even know they were my tenants? They are two young brothers that could have easily been my brothers or even sons. Plus, they had only lived in the home maybe 2 months and I received the violation. I know how to get this violation lifted and how to get this permit and so on, but someone recommended me a tax consultant company. This company does all the permits and licensing for us rather then us having to do all the footwork downtown. She costs $150 for initially getting the permit/license for my rental. I'm. It fond of this way of going about it but my partner finds it to be the easiest way, seeing we live in NY. I personal will drive down there, like I do all the time and go to city hall and file. I'm a little weary on the whole idea of hiring someone to do this for me also. Any advice would be great, I'm from NY and we don't require rental permits. So, this is all new to me. Thanks.
