@Yangyang Jin Definitely check meetup and eventbrite. Myself and a couple other investors host one the last Thursday of the month at a different brewery each month. This month is Bull and Bear in Summit NJ August 25th at 6:30PM. There's another one that's monthly which is in Morristown which Shawn Mcinteer and Jake Handler host. Nick Tangs events are great as well, Chris Goodson has one monthly in Bloomfield, etc. I try to hit at least one a week so reach out anytime! I always try to share any meetups I can with people !

I recently started learning how to raise money. the best advice I can give is number one look at it as an opportunity for them rather than asking for money because it truly is an opportunity for them to get a great return as long as you do your due diligence. Second is use the BP calculator tools so it lays out a nice easy to read and visualize understanding of the deal

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $160,000
Cash invested: $3,600

Duplex in Ligonier, one side is long term, other side is Air BNB. Joint venture with a partner and leveraged another house as the down payment so we only had to pay closing costs out of pocket

Meetups, masterminds, LEARN TO ANALYZE DEALS I put that in caps because even some "investor friendly agents and lenders" will provide what they think are deals that just don't make sense. And definitely dive in once finding a deal that fits your needs and don't over analyze. 

My next level up step is learning to raise capital (Anyone know any good syndication or partnership attorneys?) I have been getting a list of people willing to invest but no idea how to structure multiple people on one deal etc.

Hey Justin! Some in NJ and some out of state, mostly looking out of state currently but if a deal works than it works! How about you after moving to Arizona do you like that market better?

As long as they have their shots I don't have a problem with pets personally, but I understand why many landlords do. I mark the rents a little bit higher of course expecting a pet. I have also noticed less turnover with pet friendly but could be a coincidence. I don't believe there is a right or wrong answer, just based on your tolerance
