Weight limit on dogs is kind of dumb. You can have a 150 pound St. Bernard that lays around all day and walks like an old man needing a cane and then have a 10 pound pinscher that is a monster and rips the place to pieces.
Accept all pets. Over half of all renters have a pet. Saying no to 50%+ of your customer pool is not a good business decision. Besides, even if you say no pets, those pets will just magically become an ESA and you're screwed.
Price your unit in line with allowing pets. Set your security deposit/move-in fee to take the pet into consideration. Do routine inspections to catch damage.
