I use foreclosureradar and it does get updated fairly quickly compared to other lists.

You can try buying pre NOD lists as well

I would go with hubspot - they have a really good system set in place and their reputation is good.
Also just having good content at the right places should do the trick (AR can help you out with links etc)

Or possibly not even trip, what about a product - an IPAD could work - I have seen many people use it to lure people into what ever they are doing (luxury Re agent for a series of showings, blogs to promote readers to signup for email newsletter etc)

Great information everyone. I am curious who the B-C listing is with? Is it with the "A" seller or with you the "B" buyer?

It is from your Investor (B) to the end Buyer (C)

Second when you list the property for the B-C portion is it listed as a short sale? If the A-B short sale is closing with with you then the second sale is not a short sale?
A-B is a short Sale, So B-C is actually a standard sale, yeah that sounds funny but its actually true

If there is a lack of profit and you need to step out of the deal for an A-C transaction who gets the commission? The A-B listing agent or the B-C listing agent you brought in? It seems someone is not going to get paid and will not be happy.
Thats why you have to do the Numbers before and have a kick *** short sale negotiation team. If the deal falls apart for what ever reason, just market the property at what ever price the bank tells you its good for and collect the commission check.

What William is asking is simple.

do yout test different postcards (Colors,copy etc) to your list, what percentage do you go with etc.

Will I do have to ask though - do you want to use our stuff for a test or vice versa ?

Well maybe you can try Pre N.O.D because not many want to purchase the lists ?

Pre NOD - 60-90 day lates before the NOD comes out .
