Also what plan would be good for a person my age ?

Thanks :)

Well Dee, I would suggest doing A/B testing to see the results. I have been wanting to do some but none of the clients I design for really don't want a landing page.

So I would create 2 sites (one simple & one that tells more and see which one works out the best.)

For foreclosure sites (Example homes listed with an N.O.D already) I use foreclosure radar, it has alot of info on properties in foreclosure and also it's pretty much up to date.

For directmarketing/marketing purposes , its mainly Do it yourself but you can always find agency/freelancers who can do good campaigns etc.

I have to say I don't see a reason for this (for marketing purposes, anyway)

Well I have to ask are you dry funding your deal ?

If so then maybe you should look into transactional funding. With actual cash used they can feel comfortable and you wont have to wait 72hrs

I don't send yellow letters primarily because my boss isn't 100% convinced that they work. We mostly just do postcards, (Well designed and well written one's if I must brag lol) and just get the appointments. Then the closers go in and seal the deal

Well I just had to share something with everyone not sure if you know but hey if you do great :)

If you use vistaprint around the year, then you should look into their reseller program

http://www.vistaprint.com/dealer-registration.aspx

(NOTE : I don't have any affiliation to vistaprint, nor is it a affiliate link, I'm just trying to help everyone here save some cash :)

Some Things to know about the reseller program though
- Cost $50 to Join - You save 25% off all products though.
- Free Design Uploads and PDF proofs
- Each Reseller must place a minimum of 30 orders through the Reseller Site during the 12-month period every year.
-Should the Reseller fail to place a minimum of 30 orders during a 12-month period, the Reseller will be terminated from the Reseller Program.

All of that came from their TERMS AND CONDITIONS page. So just had to let you guys know

Anyways, have fun

I would recommend getting 60 day late leads because you get alot more time to market to the individual and that is key. Also alot of RE agents, investors wait till the NOD to get started which means you have to compete with all of them.

Now here is what I'm doing for the company I work for.

1.) Get 60 day late leads from the Credit Bureau's ( There is a company that gets them for cheap)
1000 Leads for about $320.

2.) Design a Mailing Campaign - Copywrite headlines etc, Design the postcards, get approval done.

3.) Talk to Directmail company for quote
Price $755
10.5 by 5.5 Full Color Both Sides
Printed & Mailed. Hard Copy proof.

4.) Get approval from boss and send out postcards to get printed and mailed.

That's my current workflow.

Total Cost : $1075

Now that might seem like alot but that's because you purchased the leads. You can go with Nod's which are cheaper but it is a crowded market. Also once you purchase a list you can go at them again for a 2nd run ?

If you need any help or anything just send me a Pm
