Best hard flooring for rental property

One of my SFH rentals is ready for some updating. It has tile throughout, but the tile is dated and dirty after years of tenants and turnovers. The house is a single story ranch, concrete slab sub floor.

What are other landlords using for durable and easy to clean flooring options throughout living areas and bedrooms? (bathrooms will be different tile floors)

Ceramic tile has pros, but also many cons:

  • Gets dirty and eventually seems impossible to get dirt out of the textures
  • Grout lines get permanently dirty, unless you pay for special cleaning
  • Can crack with careless tenants moving in and out

Are there any vinyl flooring options that landlords have used that really stand up to tenants? Anything under $3.00/foot would be doable, as long as it's durable and water proof.

Luxury vinyl plank has become quite popular in recent years due to its resistance to water and staining. The major downside is that it can dent if something very heavy is dropped on it or stored on it. LVP is readily available for $1-$3 sq. ft at Home Depot, Lowes, and Floor and Decor.
