Even if its hard to admit, i pay 21k for that course that includes one mentor for 3 days. 

Its not worth it man. The info is general even tho my mentor was great. You have bigger pockets which is a great source. 

If i were you i wouldnt buy the course.

Numbers dont lie. I always look for cash flow and equity, I think CT is mostly flat right know in terms of apreciation, at least in my area but if my numbers (purchase price, taxes, vacancy rate, etc....) works then i will jump into the deal.

Charlie Nghiem how about if you get an fha with 3.5% down only and rollover the closing cost to the loan AND find a property to flip with only cosmetics fix. L E V E R A G E could be great here because you can do two things with that money. Good luck man!
