This is an interest topic. I just closed a property in west haven and it meets a 1.4% rule (out of 2%) It's a triplex in allingtown west haven. I can share my numbers pm if you are interested.

Your own criteria it's what matter. I go for the cash flow and even if it's a 1.4 and not 2, my cash flow is arround $650.

I'm currently shopping for insurance but they are ridiculous expensive. Does anybody knows any insurance company or any insurance broker that I can get a quote?
