Daniel Krantz I'm investing in west haven for several reasons my area is close to university of new haven so I can rent to students, taxes are not too high like new haven so you can cash flow more, you can be near the beach in a mile so that's attractive to buyers, my area is between Milford and westville (new haven) and these two are good areas. Crimes are low comparing to new haven and there is a balance between owners and renters so I can flip or rent. Are you interested to buy in the area ?

@Michael Noto thats great input about giving value to the property. Im working on a triplex in west haven where i have about 1.3% instead of 2% and  maybe giving value to the property lilke adding a garage, make the multi more appealing (not to fancy) can increase rents.

@Mark Avery you are right. CT is flat and steady right know. I will keep investing even if i dont meet the 2% rule, it would be great to meet somebody that meets this criteria

Hi @Raje P.

I Have the RESS software and i found it useful when you have to do a research from a property. However, this is public record so depending on your city and state is worthy to have. In CT i would say they are accurate updating the public records. 

I think i would cancel my membership. I can get most of the info online.

Hi guys, 

Im a real estate investor in the new haven county and @Joshua Dorkin and @Brandon Turner mentioned the 2% rule couple times in the best podcast in the world (im such a huge fan) meaning that the total of your rentals income should be 2% of the purchase price. Im a buy and hold guy but it seems that in Connecticut thats a little bit hard to find.

Any thoughts of somebody thats has any rental properties? or know wants to discuss about it?
