Do you have to use an Eviction Attorney in your area?

You may want to do a local google search in your area for auctioneers, in my area, there are a few of them and the some sellers prefer to auction the property off, which is my understand more cost effective than listing the property with a Realtor. You can also check your local newspaper "Public Notice Section" where they list foreclosure properties, auction dates and things of that nature.

My area doesn't have that "Thank God", only time you have inspections is if the codes and compliance gets a complaint or if a landlord participated in the Section 8 program..sounds like a hassle to have rental properties in that area. Is this mandatory in your area?

Clearly this is a scam..don't send any money..this sounds to me like the rental scam where the "owner" claims to be out of country on business and then ask the potential renter to send deposit money and then the out of country owner will fed ex keys.

I currently have a Section 8 tenant, and I have no problem with her..in my area, direct deposit for rent payments are a must from the City, and the rent is directly deposited anywhere between the 29th of the month to the 3rd of the month. make sure your screen your tenant of choice, every expectation include it in your lease and do some research in your area. Include quarterly inspections in your lease with proper notice (based on your state/local guidelines) regarding the notice you must give your tenant. In my area, all landlords that would like to participate in the Section 8 program must attend a Landlord Briefing in which they explain the process, expectation and give you tips on selecting a tenant, maybe they have that in your area.Good Luck !

My experience with this question is that Property Managers are more strict with the rent guidelines and possible negotiating the terms of payment/lease. Some renters prefer to deal directly with the owner/landlord vs property managers maybe because of bad experiences?

We have been funding our own deals with our own money, but interested in possibly utilizing hard money lenders within our area.

Regarding the rehab/rental phase, your definitely going to need a strong local ground crew during the entire process. They can send your pictures and maybe weekly reports on the progress of the rehab

When I was a Realtor I had a client who was stationed overseas and was interested in investing into a property. I set him up on automatic MLS notifications via email based on price area and # of bedrooms he was interested in. He (overseas buyer) had a friend local to the area in which he was interested in who would tour the properties with me and give him (the overseas buyer) a report on the location, condition of the property and what would be needed to bring the property to sale/rent condition. When he was ready to submit an offer, all documents were sent, signed via email and returned via fax, but now can be done via DocuSign. Regarding the actual closing he (overseas buyer) had an extra cost because he (overseasbuyer) had to assign a Power of Attorney to sign on his behalf, but we got it done.
