I also keep hard copies of all documents : rental application, proof of income, photo id and things of that nature, currently use excel to track rental payments and document any notes as far as maintenance request and late payers. But seems as though since you have inherited this properties, you may need to start the process with all the tenants based on your rental application packets.

I had to laugh at Jon K. post which is the honest brutal truth..at my personal residence. If I hear any kind of drama, fighting, arguing I just mind my business and call the police. Even if it's on going threats, she needs to report it to the police as a lanldord you can't control the area/enviroment

I would ask about any credit issues, request bank statements and based on how long they have been self employed I would request copies of 2 years of tax returns. It could be a divorce situation or a pending foreclosure/short sale which of course would affect credit. Is credit a deciding factor in your tenant selection or job stability? I would assume you are not running credit?

My experience, with my tenants they kept paying however, I have had 1 tenant who paid upfront every few (2-3 months) in which I had to evict but that was after about 9 months of tenancy and evictions in my area isn't a long drawn out process if the landlord stay on top of the situation.
Based on your statement regarding the prospective tenant being self employed, what documents are you requesting as proof of income?

How about allowing her to install and maintain ADT Security System or the security system of her choice? If she agrees to this typically you would just need to give her a letter of permission to allow the security system company to install the equipment.

Yes, for me that has usually happened around income tax time, which I accept and make sure I document it accordingly.

I either pick up the rent of have them deposit into my account, they text me when the deposit id done, and I confirm.

Can you meet pest control at the property? Would the tenant agree to allow pest control service the unit with you being present? Or can the tenant arrange to have a friend present during the extermination?

Are you a Realtor looking to buy or buyer or combination of a Realtor Buyer? My concern would be why would the listing agent give out the code prior to "confirming the appointment" to anyone, especially a non Realtor ? If she gave you the code, it sounds to me that there is a contractor lock box on the property, which you possibly can't trace or print out showing times, since most of the time it's a combination lock box.

If your a Realtor, I suggest you consult with your Broker who in turn should consult with her Broker..take notes and documents everything that has and will transpire until this is resolved. ..Good Luck and keep us posted
