I typically get the roll off dumpster..my current dumpster rental was $260 for included drop off 6000 lbs of trash, rental for 14 days and pick up..when filled up the dumpster sooner than expected, the company charged my an additional $140 to pick, dump and return within an hour. I don't have to worry about additional Waste Management Fees, gas and travel time back and forth to the WM. I typically put in a call as soon as I am done to avoid anyone else dumping trash in my dumpster and increasing my weight. If you choose to go the dumpster route, make sure you are calling the actual company since an online search can result in "Dumpster Brokers" who tend to upcharge you and then field the call out to local dumpster companies.

Yes..I have been documenting all conversations and keeping all emails and text..in my area..usually tenants call Code Compliance when the landlord hasn't responded to an issue..however, she didn't tell me anything about the baseboard in the conversation the night before..eviction court date if March 19th..thanks for the input

So a tenant who has been slightly difficult since move in approximately (Dec 2012) who hasn't paid rent this month (eviction process underway) to say that she can't afford the property because the electric bill is extremely high and she will be moving out on March 1st because she can't afford the rent if her electric bills are going to be that high.
The very next day I get a call from Codes & Compliance stating that they recieved a complaint and was at the property and only thing I need to secure baseboard heater in the bedroom ( clearly they broke it or knocked it off the wall, it was secured when they moved in).
I go by to assess the problem and leave, she texts (same day) me stating that another baseboard heater has wires sticking out of it and wood panels around the windows are a safety concern for he O_O.. I go back after I purchase what I need to secure the baseboard..no one answers.
I think she is trying to find fault in the property as to susbtantiate her breaking her lease..what are your thoughts and or advice.

Hopefully you have something in your lease regarding public hallways/walkways/breezeways and the hazards of such items, fines and removals and storage of theses items. If so, I would follow the terms of the lease for the appropriate time period of storage of discarding such items.

I keep the utilities on when it's vacant, once you secure the tenant usually they can just contact the utility companies to have them transferred into their name. If the utility company has any questions, the tenant should just be able to fax the lease to verify the lease or contact you.

They should present it and allow the owner to make a decision, but you never know for sure. I would imagine that if your rent price offer was too low, the PM should of stated that the rent price is firm

In my opinion yes it would be unethical for you to contact the owners directly since they have a PM in place. Although it has been 3 days, some property owners are not local and may be even overseas and factoring a possible time difference it can be a little difficult or a little longer than normal to get a response. I would say touch base with the PM today and she if he/she has an answer to your offer.

I wouldn't do anything unless I am on the correct side of the law and to avoid any possible liabilities that can/may occur for any items that may still be in the property. I actually did a google search and found the GA Landlord Tenant Handbook online..here is the link

so I would assume Property Brothers is staged as well?
