I prefer tiles, you would also have a double barrier so to speak as far as the grout then the tub & tile caulk, yes..stay away from the white caulk..looks nice but after a while it can get dingy.

I would call around to see if I can get a plumber to assess and fix the situation sooner than 7-10 days..it may cost a little more with the holidays but it may be worth the $$ rather than a headache from the tenant .

Question: I would allow a pet, I typically charge a pet rent of $25.00 in addition to the rent and upon approval of the pet and pet documents.

Recently I have connected with a local wholesaler who has presented a property to us for consideration. He explained that his fee is taken off of the front end when a deposit is made and contracts are signed, which is refundable, in the event the the deal doesn't close. Which to me raised a red flag.

Is it customary to get paid your finders fee at closing or at the signing of the contract out of the deposit money?

Question to other investors: In the situation noted above, would you give your deposit/EMD to your Escrow company and pay the wholesaler once the deal closes?

Sounds to me that although you have a court date for Christmas Eve, doesn't sound like the eviction willl take place on that day, although you may get the judgement against the tenant the rest of the legal process through the court and or Sheriff, I would imagine the actual eviction process may take a few extra days/weeks due to the holiday.

Sounds to me like you have to clean house. I would start with officially notifying the tenants about new ownership and new leases based on your state/local guidelines and ordinances ( you may be able to find it online) In the lease you have to clearly state the rules/regulation and terms of the lease and put the tenants feet to the fire. You may also want to consult with an attorney, to ensure you are on the right side of the law regarding the processes, your rights as a landlord, leases and eviction process.

I enjoy landlording, I have a pretty good relationship with my tenants.
