Personally, I don't have a formula, I would suggest a price that you are comfortable with, quick closing for cash offer ( less than 30 days), no contingencies or inspections, since I would assume at that price it will be sold as is.

Regarding the amount that you would pay for rehab/renovations would be based on whether the property you will be owner occupying the property or if it will be a rental

Samantha M. about figuring the price, you may want to do some of your own homework or consult with a realtor regarding the properties currently listed, sold, how long they have been on the market and what they sold for in comparison to the property that you would like to sell ( age of square footage, #of bedrooms, bath, garage, and any any other features of the property.

Some RE companies can offer you a flat price fee for just listing the property ( at least in my area), and you will be the primary contact for showings and offers. The commission percentage is based on the sale of the property

In my area, I charge 1 month security & first months rent for all my tenants including Section 8 . Section 8 doesn't pay for pets so the tenant would have to be able to pay any deposits whether it is refundable or non refundable. You may also want to inquiry as to whether your area has a Landlord briefing in which they explain the process and your obligations as a Landlord on the program, specific things to documents in your lease ( inspections, maintenance, laws to protect Victims of domestic Abuse and things of that nature. You also get to ask as many questions which you may have at that time...hope that helps..you may also just goggle Section 8 in the counties in which you have properties they may have some viable information online

In some states like Virginia as long as you take the Real Estate Course, you are held to a higher standard than an investor ( who didn't take an course)

I have done things for my tenants in the past from discounting $25 off the rent , a bottle of wine/liquor, send christmas cards and they have been very appreciative of my gesture. I try to cater to the adults who actually pay the rent vs the children, since children are usually the main focus during the holidays.
