@Matt Mulvihill I would let her know that you checked with your broker and that you need to see proof that her dog is an ESA before the dog can come to another showing. She may be bluffing.

@Pete Storseth. I would find a way to increase your in one. Can you pick up a second job? Or earn a certificate or trade so that you can get a better paying job? I would figure out how to make more income so that you can reach your real estate and financial goals.

@Anil Bajnath. I would stop reaching out to the Mx. contact a lawyer in your area and start the eviction process. Or find out what the process is in your area and begin in. Usually you have to post notice first but the laws vary by area.

@Cassandra Brown It would depend on how recent the late credit card payments were. If it was recent I would not rent to her because it shows that she does not prioritize her spending to pay her bills on time. If the late payments were one or more years ago I may give her a chance.

Also do not feel that you have to take the first tenant that applies. You could also see whom else applies and then make a decision about whom is most qualified.

@Ashley Cao. I would file because they may not actually leave next month. Perhaps they will not find a place which they like in their budget to move to. And then you have lost another month in rent. I would file the papers to ensure that they leave. And perhaps if they care about their credit, it will motivate them to pay. If not you still have them out sooner so that you can re rent it.

@Kimberly Kesterke. I live only 5 to 10 minutes from my rental so I would stop by and do it. It would give me an opportunity to look around and make sure that the home is still in good condition and cause goodwill with the tenant. However if I was an out of state landlord I would not pay a handyman to do it.

@Pedro Jean I would consider child support as income but I would personally hesitate to rent to someone whom could barely make the rent if the child support is paid late or not at all for a month. I would be more comfortable with the applicant if her income was higher or if you could get proof that the father does pay it regularly. Perhaps bank statements to document the money coming in for child support comes in consistently. Also she can’t afford any debt payments so if she has a car payment or other debts with monthly payments then she won’t be able to pay the rent plus the minimums on her other debts without the child support.

@Maria G. I would personally go for the applicants with two working professionals over one working professional. That way if one loses their job at least there is another source is income. To decide between the two working professionals I would go with your gut instinct about which family you felt most comfortable with if their credit is the same.

@Jane S. I would not do this. He needs to pay the rent or move out. I would offer him the deal that if he leaves on the 31st, you will not evict him. If he refuses start the eviction process. Perhaps serving him notice will get them to prioritize their rent unless they are about to be homeless.

@Maxine Kunimura. It sounds to me that you are not going to be able to qualify for the loan. Your lender is trying to bend the rules so that you qualify so switching lenders is not going to help.

I would focus on paying down your debts so that you can qualify for a loan next year. You are not financially ready to qualify for a loan for the mortgage amount that you want.
