@Sacha LaCoss. I would let the tenant out of their lease. A tenant whom starts a fire is not a tenant whom I would want to stay in my property. I would be grateful that they want to leave and let them go. Once it is repairs then find a new tenant to move in.

@Jaden Adams. Your education is over priced. I would transfer to a state school at a lower cost and study something that you have a passion for and can earn a good income doing. Or go to community college for two years and then transfer to a different school. Your initial plan to graduate with 120000 in debt was not a good idea. Real estate investing will be a lot easier when you have a w2 job though so I would get the skills needed so that you can obtain a high paying job.

@Kyle Brown I would consult with a lawyer to find out the legal procedures to start the eviction process. Then decide if you can do it on your own or if you need to hire the lawyer.

I would do this Monday morning. The tenant knows that the rent is due and is choosing not to pay it. I would not knock on her door or call her. I would start the legal process instead to minimize your loss.

@Ashley Renders. I would consult with a real estate lawyer in your area to find out. In the future I would not send a lease until you have received both the first months rent and deposit.

@Ryan Behnke. 2.5 months is way too long to allow the downstairs of your property to be uninhabitable. You should have prioritized getting it fixed much faster than that. I would get a lawyer and settle this out of court.

@Barbara S. I would just find out what the laws are in your area to now renew him and serve him with the proper notice. Then follow up on court if he does not leave. He sounds like trouble.

You could also change the door to a heavy self closing door. But I would still get rid of this tenant since your other comment mentioned additional problems with him.

@Rebecca Shine. I would just now renew the lease of the problematic tenants. If it is a year lease or a month to month lease, give whatever written notice is required for your area and then replace them with better tenants. Make sure that the use of specific laundry machines is clearly spelled out in your next lease.

@Crislie P. I would let him know that you need the rent money and understand that he is having a hard time due to losing his job. I would let him know that if he leaves by the end of this month, you will let him out of his lease without charging him a termination fee or ruining his housing history by having to evict him. Hopefully he will take up you up on the offer and move in with a friend or family member.

If he does not accept that the offer then let him know that you will have to file for eviction. Then start the eviction process. If he pays up you can cancel it and then refile again if he stops paying again in the future. If he does not pay immediately then at least you can get him out and find another tenant before he gets more backed up with rent. The more you let it go and allow for delays, the more behind he will get and as the balance grows he won’t be able to catch up. Then you will lose even more rent.
