@DeAndra Pierson. I would start saving up the cost of moving and a security deposit. When your lease is up for renewal, do not renew and move out.

@Ryan Griffin I would not bother getting tracking numbers. She is stalling. Instead I would find out how to start the eviction process in your area. Then start the legal process of notifying the tenants. If they don’t pay then follow through with the eviction. If they can come up with the money, this will push them to prioritize the rent and to pay you. If not then at least you will not lose months of rent by starting the process now. I would file for eviction on Monday morning.

@Beau Pearson. I accept pets if they submit proof that they are spayed or neutered. However, if you do not want to accept pets then decline the prospective tenant since they have a pet. I would not count on the pet being temporary. It is hard to find new homes for cats and people get attached. So don’t dress yourself out wondering if the tenant got rid of the cat since they likely have not.

@Robert Lei. I would hire a lawyer to get her out since you can’t be there to do it. And unless you are staying put on September, you need a property manager to manage your property and take care of these situations for you.

@Steve Borodin. I would deny them based on poor credit to avoid any issues with discrimination. Six kids with a sick mother will cause damage to your property. The mother will be busy getting her treatments and resting and not properly supervise them. The dad will be busy working and trying to keep his sanity with a sick wife and six kids.

And they may fall behind on rent due to medical costs and buying takeout food when no one has the energy to cook. And the dad May have a problem keeping a job too with all of his family responsibilities and new employers not usually being accommodating of time off requests. You already feel bad about denying them so would you really evict them when they start paying late and the. Miss a rent payment and come to you with a sad story about why they will need to pay later.

It would be a bad business decision to accept them. Deny their application and find someone whom will

be able to pay the rent and take better care of your property.

@Alex Ramirez. You can’t legally break a lease because you are buying a house. If you do the landlord can come after you legally for the money owed. But I would ask the landlord if you can have a month to month lease when it is time to renew the lease.
