@Jeffrey Bower. Those are minor issues to fix and you have pending applications. Get the place cleaned up and carpet put down properly and rent it. If you decide to sell over such small issues you may want to rethink your plan of becoming a landlord. It may not be the job for you.

@Tyler Labelle. I would let the potential tenant know when the apartment is available and that they would need to sign a lease and pay the deposit and rent with your start date if they want it. Then keep looking if they are not willing to pay now. As long as they pay every month they don’t need to be there. But I would not lose a month’s rent for this tenant.

@Amie D. It does not sound to me that you need a contractor. I would either clean it yourself one weekend or hire a cleaning company or an individual cleaner to clean it. Then I would hire a painter to paint it. And then hire someone whom does floors to refinish the floors.

@Alyssa Nagasako. I personally would pay off the rent, then save up a three to six month emergency fund, then save up for a downpayment.

@Jeremy Marek We approve pets only with proof that the pet is spayed or neutered since it shows that the owner is responsible, to prevent a litter of puppies living in the house, and to lower the chance of the dog marking their territory by peeing inside. We also require proof that the tenant has renter’s insurance which covers their dog to lower some of our liability and our homeowner’s insurance also covers the dog. We do not charge any additional fees or deposits.

@Michael Ritrovato. You are losing money every month. Sell it ASAP and use it to pay off your debts. Learn how to write a monthly budget and live off of the budget you set up so that you can live within your means and save money. Once you have saved a three to six month emergency fund and a down payment, buy a rental property which cash flows or invest in index funds.

But to keep a property which you are losing money on does not make sense.

@Josiah Patrick Zebarth. You need to figure out what is the best way to earn a lot of money so that your income will qualify you for a mortgage. If you are interested in becoming a licensed electrician Or plumber or another trade that could be a faster way to get into a career than college.

Do not go into debt buying a nice car because it will raise your debt to income ratio and slow you down with saving more money for real estate investing. Buy a used car with cash and live as cheap as you can. Knowing a trade would also be useful with fixing up houses that you buy.

@Luke H. I would be stopping by every month or two to make sure that they do not sneak in any dogs. If you know any neighbors ask them if they ever see the tenants walk a dog.

@Justin Matesic. You are only a half hour away. I would take over the management of the property yourself. Perhaps you could hire an agent to find a tenant for you and then you manage it after selecting the tenant. That would require a one time fee to the agent only.
