@Christopher G. Who is your property manager?  I'm glad to hear you found one that is selective on the inventory they manage.  Mine is very similar: Carolina Property management.  They have a small team, but I've had excellent service for about 7 years now.

 I can't help but think that Spring Lake has so much potential.  In fact I recently saw that a developer had built a very nice, large A class apartment complex in town.  I personally haven't bought anything there, but I keep looking!

I look forward to hearing more about your investing experiences in the Fayetteville area.  Lots of competition on money floating around, but I know there are plenty of deals still out there.

Christopher Giorgi I also invest in Fayetteville, although I’d just moved to TX. Still looking for more property there though! A consideration, as a guy with three young kids, is that the extra bathroom is a necessity. Almost equally important is ensuring you have a bathtub in the house. I’ve seen many small SFHs in Fayetteville where someone ripped out the tub in favor of a nice, tiled shower. Looks great, but those with small kids will think twice about renting the place. Also, your competition in the $800-1000 price point is stiff. Get the extra bathroom! What areas of the ‘Ville are you focused on? I have a place off Cliffdale-very convenient given all the new shopping centers going in. Good luck! -Andrew

@Zack Laning checkout "Sperling's Best Places" and "City Data", both are great sites to look at all sorts of market metrics.  The "Bureau of Labor Statistics" also provides some great data.  I also use the crime feature on Trulia.

@Alex Ireta I think you're on the right track, looking into the HELOC. Brandon Turner has recently begun talking about the concept of "stacking". Essentially using the BRRRR strategy to produce cash that you use to buy more properties.

@Nicholas Tursi welcome to BP!  Unfortunately you missed tonight's Fayetteville real estate investors meet-up, held the 4th Wednesday each month.  Details for each meeting are easily found via Meet-up.com or searching for Fayetteville on BP.  We had another good turnout tonight with a nice mix of experienced and novice investors.

What aspect of real estate investing are you interested in? Rentals, flipping, notes, etc. Are you considering purchasing more in the Fayetteville market?

The best advice I can give you is to stay active on BP and ask plenty of questions. You'll learn a ton from this site!

Ryan Kotis I live in Fayetteville and am interested. Although, I'll likely not qualify as a buyer unless the seller will offer some financing. I'll pass this off to my realtor, she represents a number of out of state and overseas investors that regularly buy SFRs in Fayetteville. Thanks! -Andrew

Ensure you have an accurate means of validating the service member's employment/duty status (regardless of that's the commander directly, or lower on the chain). I've heard of folks falsifying documentation to get out of leases, cell phone contracts, etc. using the SCRA clause. Be sure to validate the service member's use of the SCRA with their chain of command. Good luck and keep us posted on your progress! -Andrew
