My clients and I are looking at purchase prices ranging from $50-100k per door and rent between $1200-$1550 depending on size, location and fixes.

While PG county has some great investment opportunities, I have found that Cecil County has a HUGE need for quality rentals! I have been targeting that area and finding great investment properties for clients.  The court system is also very landlord friendly.   Houses are appreciating quickly and big name companies like Amazon and Great Wolf Lodge are coming.

I have had great luck on the Eastern shore! I am able to get quality, long term tenants into my properties quickly. I try to stay within 30 minutes of the bay bridge but see areas like Cambridge and Denton improving/ appreciating. There is also a few house hacking opportunities I have found.

I also have had great luck in Cecil county. The price point is very affordable and businesses such as Great Wolf Lodge are moving to that area. I have found several great deals recently for my clients which are great for the BRRR strategy.

Recently with covid I have struggled to find a consistent schedule for real estate. My husband works a w2 job which hours very and we have 2 babies under 2. We have chosen to keep our children home from daycare and limit their interactions during this time. We own several rental properties and I am a full time real estate agent. I was curious to how other people are juggling this crazy situation. Any examples of schedules or recommendations are greatly appreciated!

I think it depends on what type of niche client you are looking for. If you are working with an investor that appreciates saving money to invest in your future I do not see the problem. I drive an older explorer which I keep clean but stress the importance of spending money on preforming assets. I would much rather buy a rental property than a new car every year and I will tell my clients that!

If I was selling to a higher price point primary residence client, I may consider a nicer car but I love teaching investors how to grow their future!

I would love to help you out! My husband and I have had rental properties for 9 years now throughout Maryland. Being State Troopers, we traveled all around Maryland and moved several times.
