@Orlando Guzman That is some impressive editing skills, I remember when Windows Movie Maker was the only free option and it crash every 20 minutes haha. I shopped around and was able to get a rough quote from Matterport - a company that connects you with a local photographer/videographer who will come in for about $200-$330 if the unit is between ~1000-2000 sq ft. From there, they create the virtual tour and send you a link to access it within 24hrs. Seems reasonable, but wasn't sure if it would be worth it to do every time. Thanks for the feedback !

If you have done any past deals, show them your track record and that will instantly build credibility. You can also try to add some sort of value to them ! Are you planning on conducting a flip, wholesale, buy/hold?

What methods/formulas are you currently using to identify good deals vs bad ones? A good start to filter completely bad deals from ones you should consider are the rules of thumb that are spoken about on BP a bunch !!

1.) The 2% Rule

2.) The 50% Rule

3.) The 70% Rule 

If you google these along with "BP" you will find a ton of good resources to start!

Shout out to BP Agents and everyone else with an opinion on the matter:

As a Seller's Agent, are Virtual Tours worth it? Do sellers care? Do buyers care to view them? Is it only worth it for luxury homes? 
If anyone has had experience conducting virtual tours, or had a good/bad experience with them I would love to hear about it !!

I ran into a similar situation ... started off wholesaling and just recently became a real estate agent. I asked around quite a bit, and the answers I most closely landed on was that if you're licensed and you are trying to wholesale, you must complete the transactions under your broker and disclose to the seller that you will be wholesaling it for a profit. Not positive on this, and would also be interested in finding a definitive answer !

@Ken Otsuka I haven't tried out Realeflow for direct mail, but have used both YellowLetters and Click2Mail... Click2Mail is a hair cheaper, so if your budget is tight that may be a better option. YellowLetters has better customization of letters, postcards, etc in my opinion. However, both work. And the most important thing is that you are actually sending out letters !!! Paul Fagot I just started my 3 day free trial with Property Radar, was deciding between that and ReboGateway. I'll keep you posted on my thoughts throughout the weekend! I'm mostly curious to see how Property Radar gets their data. We are all looking for great, off market deals, but if Property Radar is used so frequently by others is it really that hidden gem you're looking for? We shall see
