Post: THE FUTURE OF REAL ESTATE ?!?

As we all know, technology is advancing at a record-breaking pace and there is no slowdown in sight. How will that affect our industry? The way people buy/sell? How will it affect Agents??? Will the process be so streamlined through new apps and websites that Agents are not needed?! Not right now, but perhaps in the next 5-10 years... 

I would love to hear the community's thoughts on these websites (and any others) that are shifting the way people are buying/selling/shopping homes and how that will affect all the players within the industry in 2017, and into the future:

Post: Bay area or out-of-state investing?

Ian Lee, Like other members above stated, it's challenging to find a traditional buy/hold property that cash flows in the Bay Area currently. 

I know you're mostly indifferent for in-state vs. out-of-state investing, but if you're still considering the Bay Area here is what I would do:

- consider areas like Oakland, Richmond, Vallejo where you can find cheaper (not cheap, but cheaper by comparison) properties. There are also more 'distressed' properties in those areas, which will help with price and availability. Since cashflow is rare here, I'd look for a value-add type place. Not sure if you're into flipping, but maybe by adding an extra room or bathroom you could boost the value, and then either rent out for higher rent then resell later on. Overall unit sales have decreased in the Bay Area because of lack of inventory but price per sq ft is still on the rise!

Hey BP !

Any tips from fellow wholesalers on how to expand your land buyers list? I wholesale houses / land in the South Bay Area now and am constantly seeing FSBO signs for land while driving in and around the mountains. Let me know what you guys think!

Keep up the enthusiasm, passion, and determination! That will take you farther than anything else and allow you to overcome all obstacles! 

I'm from Philly too and just starting wholesaling up in the Bay Area! No deals yet but persistence is key! 

Tips to help jumpstart your efforts:

- listen to every BP podcast centralized around wholesaling ! Tons of great takeaways.

- Live and breathe your farming area. Drive/walk/jog the streets and keep track of distressed properties

- Your mailing lists are the roots to your success. Low quality list = low return of calls. PM me and I'll let you share some knowledge on lists

- Partner with someone (as everyone else has said)

- NEVER GIVE UP. Wholesaling works, and you don't need to reinvent the wheel, just stay persistent because it's all a numbers game !!

Cash flow isn't an easy find out here unless your buying at huge discounts and/or adding killer value through rehabs. I love when investors think outside the box and use the technology and resources we have today to investors from a distance. Best of luck!!

I truly appreciate all the advice and positivity! I did hear about the summit earlier but wasn't able to make it unfortunately. I did get to see J at a REIA meetup in San Jose last week though, and met some great people as well as learned some best practices.

@AJ Randle killer advice. I've been analyzing deals and trying to hone in on a specific neighborhood. Just went to my first REIA last night, was very informative and met some great local investors. What has been your biggest struggle finding hot deals?

ATTENTION NEWBIES:

Hi! I’m Alex and I am one of you. After soaking in as much knowledge as possible this past year, my portfolio is still 0 but I am overly anxious to take action. I am looking for fellow beginners who are interested in meeting up and potentially partnering together to take on this behemoth of a Real Estate market we call the Bay Area. My goal/vision is to start my career is to build up enough capital through Wholesaling, and begin investing that in Buy/Hold properties.

I’ve seen plenty of newbie posts seeking mentors/internships get zero traffic, which I understand. This is why I am reaching out back to you beginners! If you’re looking for someone to match your eagerness, determination, enthusiasm, and willingness to learn and become successful, I am your guy. Two minds and networks work greater than one! Not looking for a sugar momma, just someone who wants this as bad as I do. If any of this makes sense to you, please reach out to me and we can even snag some coffee somewhere in the Bay on me :) I love meeting new people.

My only previous experience besides dozens of books, seminars, podcasts, webinars, meetups, articles, real estate courses, etc. that I’ve soaked in this past 14 months…

EXPERIENCE:

-Interned under a Buy & Hold Investor in Philadelphia
- provided apartment tours
- minor property manager role
- built website for RE Investment Company

WHOLESALE VISION/GOALS:

-Put create/efficient systems in place to find off-market leads

-Enhance knowledge of how to analyze rehab costs and ARV to help tailor wholesale deals to the end buyer (flipper, buy/hold, etc.)

-Wholesale at least 3 deals by 2017

-Meet some incredible people along the way and enjoy the ride
