I've never bought SEO from Andy/Keith or Jeryll, but have considered both. 

Andy and Keith are both stand-up dudes (if you couldn't tell from their responses already). They've given away more free SEO knowledge than any other group I've seen. Super appreciative of that. It's helped me a good bit. From their free Facebook group you could probably rank your site and get leads if you have enough time to do the work yourself. They've never pushed a product on anyone and offer tons of free SEO tips.

@Anthony Stephenson if you're considering buying SEO, I'd say join their group first and watch their free videos. You can get a better understanding of if you can do some of the stuff yourself or if you'd want to hire them or someone to get it done.

Doesn't everyone on the internet semi-copy the 'general look' of each other's websites? Lol. Eventually, someone will have a better looking site than both andy and jerryl, and they will both switch their look to align with that website more, and the cycle goes on. If someone rips off some precious info you have a copyright on then sure go ham and get an attorney involved. This seems petty IMO. Plus, for people that know SEO, it takes wayy more than the look of a site to rank it.

Anyone who has built a backlink in their life has probably built a spammy one. Anyone who offers SEO has done it. Everyone in this thread has done it. I've done it. It's part of the game. Andy and Keith's results worked, and have worked for people that I've seen in the group +1 year ago since I joined. Google catches on quickly to bad practices, so at this point, since those people in the group are still ranked well and getting results, in my opinion, their sh*t don't stink.

Hey @Christian Locke yeah Philly has been great so far. Compared to other cities around the US, it can be more complicated dealing with the city / pulling permits / admin things like that. But overall, you can find cashflow and appreciation in the same purchase which is why we like it.

We interviewed several companies. Ended up going with TCS Management. We are 2 months in and not 100% happy. Nothing is on fire, but the transition has not been great.

@Kevin M. it ended up working out! Appraised at $125k so we were able to pull just about all of our money out, I think we left in $3k. Happy with it :) 

It rents for $1075/mo

Cashflow isn't amazing on this one but it's positive and we got in for cheap

@Nanyarid Gonzalez here is the public record website for looking up property information for Philly - https://property.phila.gov/

You can look up a property owners name, and then reach out to them if you're interested in buying their place!

Hi @Marissa Wurms welcome! Which cruise company did you work for? 

I had a similar experience, I was working full-time for Collette (guided tour company) but was furloughed and then quit this year due to obvious peeps can't travel reasons like you said. Jumped into real estate after that! 

Was doing it on the side for a while though. Currently own a few properties in Philly, and also wholesale deals there too. Let me know what questions you have about the Philly market. It's still solid for investing even given the current economic turbulence as long as you still buy at the right price (but I guess that goes for anywhere really)

@Kristina Mullings welcome! Philly is great. Perfectly insulated between NYC and DC so prices are affordable. You can find cashflow and appreciation in the same purchase in many neighborhoods. 

Advice - decide how you are going to find deals and get really good at that. (i.e. your own marketing, MLS, networking, etc)

@Matt Daley this happened to a triplex that we own in North Philly. Had to install fire alarm system. The city is getting stricter with things like this, as well as the legality of the actual property type (SFH vs legal duplex vs legal triplex).

I have not heard of any ways around the fire alarm thing. @Jon Sanborn
