It will be interesting if and when marijuana stocks become very mainstream. Living in California, many are exciting about business ventures in the industry, but many are also holding their cards to see where everything falls given the recent presidential election. Many investors who are linked with commercial marijuana farmers are also holding their cards and NOT investing in open land properties until the future is more clear

Assignment Contracts are probably the most common and easiest way to wholesale a home from a motivated seller to an end buyer

@Kyle Doney and @Joe Delaney both great advice. Another good 'line' to use, opposed to saying the typical "are you ready to sell your house yet" is ... "Is there anything I can do to help you out with your house?" ... this could open up additional obstacles that they are struggling with that are holding them back from selling

I just signed with a Brokerage today after considering many. It honestly depends on what you're looking for. 

Smaller brokerages offer some exclusivity, the broker may throw you buyers/leads on occasion, more of a 'sexy' team feel on a smaller team.  Smaller brokerages usually charge less monthly/yearly fees. 

Bigger brokerages have more resources to tap into. For example, they can refer you lenders, accountants, lawyers, etc that are credible. Bigger brokerages also offer training programs at times, whereas smaller ones don't. 

Either way, don't forget to negotiate the following: Commission Split, Commission Cap, Desk Fee, $ put towards marketing.

@James Danchus I am always looking for best tips for this questions too. If you have some rapport built, that's a great start. Work that, as well as anything cool events/news going on locally (depending on where he lives). Also, try to add value wherever you can. Filling potential leads in on market insight helps !

@Jermaine Powell Nick absolutely nailed it. Just make sure you call the title companies ahead of time ... some may so no, some may say that it's impossible. It took me about 13 calls before I found a local title company that understood it and was happy to do it. Don't give up the search

@Mary Shea That's awesome that VR is catching on up there. It makes sense since Seattle has Microsoft, Amazon, and other tech companies up there. I'm in the Bay Area so I would expect a similar, positive response of VR tours down here as well ! Thanks for sharing :)

@Peter Leerdam Thanks for the referral ! I checked out Insidemaps website and app, and for that price it's definitely decent quality. Compared to Matterport, it doesn't have quite as many click options as you go through the tour. There is a Matterport demo on their home page if you want to check it out: https://matterport.com/

So Insidemaps is not quite as extensive of a VR tour, but it;s much much cheaper, and sounds like a good option if I wanted to do it on every single listing, rehab, etc like you do Peter. Thanks for the information !!
