How do train my eye to know a deal when i see it?

As an aspiring investor I know I need to get out there and start looking for deals. To start I have been looking online on loopnet for multi-families in my area. I have not found anything yet but I do need to make sure that I calculating my deals correctly.

My the numbers my calculations generated were horrible. But my gut is saying i missed something. If this is a good listing please share with me your findings.
