@Ramon Polo Good advice. It's always slightly nerve-racking to pour more marketing budget into an avenue that you've never tried before, but the outcome could be very worth it and we won't know until campaigns are tested, measured, and tweaied like you mentioned. Facebook has over 1 billion users on it, I'd say it's time to take advantage of that!

Ramon Polo great post. I am gearing up to start Facebook ad strategies similar to ones you mentioned. Haven't looked into cost yet... how does the breakdown for that look and what are some good/bad experiences you've had with it so far?

Arthur Fuller II said it right. Take action now, and try to start lead generating! Once you nail that down and have a solid lead then other people in the biz are usually happy to help with actionable steps to complete the deal

I considered rebo but tried Property Radar first and really enjoy it... 3 day free trial for starters to get a feel! You can leads from both though !

Hey y'all! I wholesaled for a hot minute up in the Bay Area. Most title companies will say no, or be unsure about what you're talking about. Explain it clear and concisely, and literally call everyone in town and you can find one today! Took me 17 title companies to find one up here

I recommend D4$ to agents as well! If there is distress, there is a good chance that the seller has some motivation to sell. It can be more difficult to list at times, since some owners may not be in the best financial situation to sell. No stone left unturned my friend :) and you never know if you can connect an investor to these owners !

As many have stated previously, the riches are in the niches. Find your niche list, and be the BEST at mailing it. Mail it until the house sells either by you or someone, or the home owner tells you to remove them from your list. Home owners with CLOSED Building Code Violations and landlords who have dealt with Evictions are usually good lists to hit !

Have you tried it before? Any successes? Cost per voicemail? I am very curious
