@Scott Bogue Most DSCR lenders will allow or even prefer the use of LLCs. We just need at least 1 member owning at least 25% of the entity to serve as a personal guarantor. Happy to work up a quote anytime.

@Dan Hinchman You could get pretty darn close to that rate via DSCR and it would be a 30 year fixed instead of the bank's 5 year w/ 20 year AM. So even with a slightly higher rate you'd have lower monthly debt service (and most likely a much simpler underwriting process).

@Luke Lee We could do this at 80% LTV, without P & Ls or rental history, without personal income requirements, etc as long as each property appraises for at least $100,000 and there's no serious deferred maintenance issues.  However, we would need at least MTM leases generated (even if brand new) on any units that are occupied in the appraisal.  An estoppel establishes the terms of the lease so if a tenant is willing to sign that they should be willing to sign an active MTM lease I would imagine. We could use the appraisers opinion of market rent for any vacant units as long as they're in "rent ready condition".

@Leonard Rybak 80% LTV is the highest we're doing on DSCR. I'm not sure who is buying that paper at 85% but I hear its out there somewhere.
