I'm thrilled about a new tool we've launched that allows borrowers to get their own real time pricing for DSCR loans with a few simple clicks 24 hours a day 7 days a week. This portal is not only great for getting the submission process started with us but also an awesome tool to play with when pre-underwriting deals. We're going to continue to add features every single week to enhance the user experience and make getting a DSCR loan as easy as possible.

While our company does still offer other unique products, this tool will be unique to long term rental units. So if you have a short term rental, flip, or other unique scenario we can still totally handle that but it would fall outside of this new calculator.

We truly appreciate any user feedback you have in these early phases. It's been a rocky mortgage market the last few weeks to say the least but we've been able to weather the volatility because of the unique way we're securitizing these loans through life insurance company buyers on the secondary market who make big forward commitments rather than dealing with so much day to day volatility. Part of that process is giving a big priority to the most credit worthy borrowers. You may notice that we go down to 680 FICO but pricing is substantially better for the high 700s.

Good stuff. I typically don't like to try and "time the market" but it's good to have a sense of where the wind is blowing. Rates fell off a cliff in August only to bump back up to just shy of where they were at that point in the last two weeks. However, it seems like the general trajectory is downward at the moment. Great time to start a BRRRR in that sense! I built this pricing engine as a good way for people to keep tabs on where DSCR rates are at for any given scenario without having to submit any personal details.

@Theresa Rivard Typically, to qualify as a guarantor for a DSCR loan you will need to own at least 20% of the borrowing entity on title. They'll be on the loan docs as the personal guarantor.

@Tony Dinh Usually the LLPA associated with a 2-4 unit (vs. DSCR) on a cash out refi is only like 0.125% to 0.250% max depending on the specific program. Either way, I'd leverage them both and keep scaling ;)
