I'm in Los Angeles as well and I've snowballed up to 20 units in MO and TX (mostly BRRRRs).

Since you're local, you should join our monthly investor meetup in Woodland Hills. We host one on the second Tuesday of every month and typically draw 50 + people. Did you end up closing this refi? Rates fell off a cliff this week so might be a good time to revisit things.  @Dan Porter

This is a casual real estate networking event, no pitch, no sales, no gimmicks, just a great place to break bread at a cocktail hour with like minded people on similar missions. This month we are stoked to have friends of our company & recent Bigger Pockets Podcasts guests (Episode 960), @Shyd Coloma and @Jessica Coloma join us to share their story and host a Q & A.  Before and after their presentation will be our typical cocktail hour setting.  

Shyd and Jessica grew up with a familiar understanding: get a good education that will get you a good job that will afford you a good life and eventual retirement. Eventually, they realized there could be more. In 2021, they began their real estate journey with out-of-state investing with a property managed duplex in Dayton, OH, quickly expanding to Columbus, OH where they rolled up their sleeves to this time self-manage another duplex as a half long-term, half short-term rental. Six-months later, they moved out of their primary home, turned it into a long-term rental, and moved into their current home, which they renovated to house hack. Less than a year later, they partnered on another property in Columbus that they self-manage as a mid-term rental. As a husband and wife team from Oxnard, CA they work together to balance their lives with two young boys. Shyd works a full-time W2, while Jessica manages the home front and operations of the rentals. They love sharing their experiences in hopes to motivate others, and are always looking for the next good deal.

@Greg Lovern Does it debt cover using the market rent from the legally conforming unit(s)? 

Rates for DSCR on a purchase today with good FICO should be in the low 7s so just run Market Rent Divided by estimated PITI and if you're above 1.0 then you don't need to worry about the appraiser's opinion of that basement (my gut says appraisal gives no credit to projected rent out of the unfinished basement... but perhaps it doesn't matter?)
