@Sushree Mohanty I live in California too and I've personally been scaling a BRRRR portfolio in St. Louis Missouri where I still see a lot of opportunities. However, I originate DSCR loans (specifically short seasoning cash out refinances) all over the country in your typical popular midwest markets so feel free to reach out anytime. @Fay Chen Very strange! I'd say the majority of loans I'm doing are to out of state investors. I actually live in CA but have property in Texas as well. Feel free to reach out anytime.

This is very common and we'd have no problem doing a DSCR loan to a layered entity like this.

@Kwanza P. Most DSCR lenders won't lend directly to a trust, however, we can do it to a LLC owned by the trust.

Hey @Eduardo Cambil. My pleasure. I don't really do anything too fancy as far as sourcing deals. In my case, I've been lucky to run into a few right-place-right-time scenarios as you can imagine sometimes the first person a distressed seller calls is a lender to refi their way out of a problem. A few times for me, there was no refi solution and they would inquire with me about buying when they knew me well enough. I've also purchased straight off of the MLS and via HUBZU/auction.
