Are you planning on doing the buying rehab and renting yourself? Memphis has some good Turnkey companies that have dle this for you and allow you to basically purchase a revenue stream, albeit in the form of a rental. There are some prominent players from Memphis on here regularly. talk to all of them. Another note is turnkeys typically offer PM with the purchase.

I noticed that Memphis as a whole is ~3.5% overall for appreciation. I forget which website I pulled that from, might have been city-data.com  What is the rate for the A-class neighborhoods? I assume the A-class neighborhoods are probably more expensive. What would you say the typical entrance cost for a an A-class neighborhood is using a TK.

Another note, being a single mom who is sometimes late means she is probably limited where she can go. If you work with her and the long term numbers net right for you, she is likely to stay for awhile. 

@JoeMartella I ended up going with these guys. I closed 5/31 and took over 6/1. The process was smooth and they went above and beyond. Let me know if you have any specific questions and I will try to answer them for you regarding the process with them. 

Both those ideas sound great. It obfuscates your personal life as the owner, but keeps you available as a property manager. You might even cconsider contacting contractor services that offer 24hr support  to determine who you like and offer those numbers directly to the tenant. 

I know nothing about owner financing, but is 10% a competitive rate?

I think @JamesWachob has leads on larger multifamily units like that. I think the price point is very high though. Not sure what you're looking for.

I am interested in SFRs in B or better neighborhoods. I am currently looking for TK properties mostly.
