@Stephen Akindona hit it on the money. I was driven through 38111 zip code by a local, @Alex Craig and he explained street by street how different the houses, tenant base and rents were. Do a bunch of research. Go for a few that garner rents above $800 and you have a chance to do well.

@Michael Wallimann If you're being truthful with your inputs then you should not move on the deal. Typically there are few things you can do: discount the purchase price, reduce closing costs via negotiation, reduce operating costs or pay less taxes. Obviously some of them are more achievable than others. Post your actual numbers and location and people on BP will chime in.

@Joe Wortham I live in Gilroy but typically do my own work. That said when I have hired, people from as far south as Salinas and as north as San Jose were willing to travel. You might reach out to a broader audience than Gilroy. At minimum look in Morgan Hill. Also I looked at Yelp reviews and KB Handyman in Gilroy had over 4 stars. Good luck!

Memphis is typically known for its SFRs. I have heard to be wary of MFRs, but I have never tried to look for them either. Good luck.

@Cliff Tsang Funny you should ask now. I am working on a third with them. I am pleased with performance. It has been almost two years and the numbers are still slightly better than I predicted. Makes sense after only two years. Had tenant turn over the and the property manager did really well for me on that end. Actually made a little money. They seem to manage the tenants well. You still have to stay on top of the PM side though, as with any PM company. 


The second property is killing it so far. One plumbing issue due to this recent cold snap the city had. Otherwise tenant is awesome and the property is performing.


Something I'd like to give the owners credit for is that they personally took me to tour my homes in the neighborhoods. They stand by what they sell.

@Alex Craig who runs that company is very knowledgeable in Memphis and was incredibly hospitable with his time when I toured.
