I believe you can either assign or close and then sell (ie double close). I do not wholesale so take my words with a grain of salt.

Does anyone in the Memphis area know if the pilot program for residential incentives from Memphis Medical District Collaborative ever happened or is still planning on happening? I read about a possible incentives program in the Memphis: Downtown Boomtown article in the Memphis Flyer. Not sure if the Medical District is even an area that meets my criteria, but an incentives program with forgivable loans could really make a difference on COC returns if the program is open to investors.

Do any landlords or Property Managers use the Next Door App to stay involved with the communities surrounding their properties? I do not know much about the application, or how it works really, but it seems like a decent way to stay connected for remote landlords.

You would be better off posting your services to the market place. However, you need to have a PRO account to do so. Also, you get a signature and can add references to your profile. I am not affiliated with BP at all, but if you plan to be active, it may be a good deal for you. That said, you might ask if other Memphis PROs see a benefit.

I think BP user @Dean Harris helps investors manage rehabs and may have some ties to pricing. Also, BP user @Dwayne Jones owns his own construction company and might be able to help you. I am not colleagues with either of them yet, so my @mentions wont link to their names.

You might try asking your question in the Memphis forum and add in what you are looking for. There are experts in many different products of the Memphis market on BP. This thread is geared towards Indy.
