I used these folks: SecurityNational Mortgage Company NMLS 3116

It was easy and it worked well.

Welcome. I would recommend you reach out to @David Hutson who is an investor that lives near Sacramento like you, but also invests in Memphis. He has helped me and still is.

You might consider calling some general contractors and ask them if the do more repairs on steel and copper piping than polymer piping. I would asl call PM companies and see what they think as well.

My house in California came with polymer piping upstairs because the contractor was cheap. Later the floor was removed and all copper was installed to replace it. My example is anecdotal, but copper is very good, just expensive.

Security National Mortgage Company did well for me. PM me if you'd like contacts. They did not sell the loan after closing either.

Ouch. If the lines are under the slab they really have two options. Hopefully this link may shed some light on the issue.

If you google your problem word for word, there are sites that try to estimate the repair cost. Also, there are some Memphis contractors on BP. Hopefully they chime in.

I have to agree. Ultimately if the inspector is not doing their job they lose their license right? I think what matters most is if you trust the TK company enough to allow them to do it for you (no collusion between the parties).

I would say $423 gross cash flow isn't much if you bought the house for $200,000, but if you bought it for 75k then that might be a good COC return after factoring in vacancies and repair costs. What did you buy it for and who is managing it?
