@John Mocker       Thanks for the reply.   I am making the offer contingent on my new survey and showing exact flood zone location.   The 500 year flood line looks to be near the driveway but not on it, and prob 20’ or so from build site.  The 100 year line is even farther back (according to the flood map on county website).   Thanks.

Great advice!  I was planning on "overbuilding" to meet flood requirements, but i did not think to contact an insurance agent.  Will do that today.  Thanks!

i am looking at buying a 0.25 acre city lot near where i live.  the lot is partially sitting in a flood zone, but not where the driveway, or the build site will be.  i'd be buying this property to eventually build a spec house.  any advice on this?  thanks!

@Marty Cattaneo    a good friend of mine owns several rentals, and i think he's had good luck with Reedy Property Group in Greenville SC.  I only own 2 rentals at the moment, and manage things myself.  Best of luck!

I own an old mill style duplex house close to downtown.  The neighborhood is turning slowly, but not there yet.  I might try going w/ airbnb on one of the units when i get it finished.  I guess the magic question is, how hard is it to keep them full?  Thanks for any advice you can give.

Do you guys have luck with calling previous landlords of possible tenants?  I was told earlier today that some landlords /management companies will not disclose information regarding previous tenants.  Also, is anyone familiar with the term "rule to vacate".  I was doing a search of county court records online, and ran across a "rule to vacate" ruling on a certain individual.  Thanks for the help.

anyone in greenville, sc have short term rentals?  i am thinking about putting a small 2br that I have in greenville on airbnb after talking with someone who has had good luck with it so far.  looking for advice or any input from other landlords.  thanks.

Hey Jim.  I went with no stain, and 3 coats of poly.  Turned out pretty  good.  These pictures are before the poly was dry... and doesn't look that shiny now.

You're right about refinancing through a bank without owning the property for 6+ months.   this is called delayed financing i believe.  there are banks that do immediate cash out refi's, but they usually go off of purchase price, and not appraisal value.  for instance, if you buy a house for 50k, but it's worth 100k...  the bank might do an immediate refi for you, but they are basing it on 50k, and not the appraised value.
