South Carolinian here. I am also new to the site. Best of luck to you and your husband in real estate. I have been a realtor for 10 years, and now I am a stay at home dad /rehabber on the side. hey David. thanks for the reply. sounds like you're on a good track to your goals. I am a actually a stay at home dad full time ( 3 boys), and I rehab homes on the side. my goal is to be able to do multiple properties at one time, and several every year. I just closed on my 2nd one this year on this past Thursday. Once we sell it, I hope to be able to have 2 projects going at a time if the deals are available. Of course, the deals that I buy are usually in the $50k range.

Hey everyone! I am a newbie to this site. I am 31 yrs old, and reside in S. Carolina. Have been a Realtor for 10 yrs and an investor for about 4-5 yrs. Started by buying a triplex building (hud property), living in one side with my wife, rehabbing the others, then renting them out. After 7 years or so, I finally sold it last year, and used the equity to start investing. Working on my 2nd rehab this year (I buy, fix up, and resale), and hope to be able to do 2 at a time after this one. Any encouraging stories out there of small time guys like myself? Hi Cooper B,

I am a Realtor /Investor. I just closed on a hubzu property in s Carolina. I used the seller's title company and attorney to close. My main complaint with these guys is their communication skills are awful. The title company and all other contacts are outsourced to India, and not knowledgeable about real estate transactions. Keep in constant (daily) contact with your closing coordinator, and you should be fine. By annoying the heck out of them, I was able to close in 3 weeks :). Best of luck to you! God Bless!

I have been a Realtor for 10 years now, and an investor for 5 years. I believe in old fashioned saving your money, and living simple to put your self in a position to invest your hard earned money. It took my wife and I many years to save up to rehab our first property where we actually lived... when we sold it, all the hard work paid off, and that helped us take off from there. I find that you must take all emotion out of buying real estate. I only focus on buying foreclosures and rehabbing them for resale. I never try and purchase a home that does not have several solid comps nearby. In saying all of this, I do live in S. Carolina where buying real estate is less expensive than many other parts of the country. Best of luck to you. God Bless!
