@Andy Mejia             I do not fully understand your question.  If you're hoping to get educated with home repairs -youtube is a great tool for beginners.  i will say that in my experience, water /moisture issues cause majority of damages.  make sure to have gutters, and extensions on down spouts.  drains under sinks /vanities are known to leak at some point.  hope this helps.  Adam

i'm not really sure to be honest.  books and the internet are both full of free information.  i learned a lot from going out and talking to people in the business.  some people don't want to be bothered, and then again, some people were very helpful.

Did you ever purchase any rentals in Sumter, SC?  I am in Greenville, SC, but it seems that prices in Sumter are pretty low.  It appears that it might be a good area to buy rentals.  Any thoughts?  Thanks.

how's your sumter property doing?  it seems that you can get rental homes in Sumter for pretty cheap.  i saw one from a wholesaler earlier this week for under 35k, and it didn't look to be too bad.  i live in greenville, sc, and not familiar w/ sumter.  talk soon.

@Blair Ellis   I own a small 2br house that i reno'd right down the street from the duplex you're referring to.  My house is a small 2br 1bath and approx 700 sqft.  it is completely remodeled and rents for 900/month.  i have excellent tenants.  Hit me up if you have any other questions.  I am pretty familiar w/ that area.

@Rachel H.     i've been in real estate for well over 10 years, but never bought a mobile home before.  the home would easily be rented.  my main concern is that it's a 1978 model singlewide.  i guess it's like anything else, if you keep it maintained.. then it will last.  thanks!

looking at a mobile home for sale on about 1/2 acre of land.  the home is a late 70's model 2 br 1bath.  the area is a desirable area, and not in a park.  it is also located just a few hundred feet from a small university.  anyone out there have any experience renting older mobile homes?  any advice?  the unit is not in too bad of shape.  it does have a couple soft spots in the subfloor near the laundry closet.  does have central hvac.  will need paint, floor covering, update base cabinets, appliances, etc.  i do belive that i can get a quality tenant due to the location, and that i will make it an attractive property.  i will look to have 28k invested in property including repairs, and hope to rent it for $600 per month.  thanks again for the feedback /advice.
