Not sure who would tell you to stay away.  There is a lot of competition in Greenville, but a very desirable market.

Hey Alex.  I’m looking into asset based lending as well.  Are these loans only for companies, llc’s, etc?  I’ve went with conventional loans on my other rentals, but they are in my personal name.  Thanks for the help!

Presbyterian College may be the big employer.

I do believe you’re right about that.  Greenville has gotten too expensive, and cap rates are not good anymore at current prices in my opinion.

I understand that.   Just seeing if anyone had rentals, and can keep them occupied with quality tenants.

anyone familiar with the town of Clinton, or Laurens Co in general?  seems like houses and taxes are pretty affordable for buy and holds.  i live in greenville, but not familiar w/ those areas.  Thanks!

@John Underwood    Just found this thread.  Any updates with your rehab near augusta rd?  i have a small mill house property not far from augusta and church st that i am wanting to turn to a short term rental.  my house is a few hundred feet outside of city limits.  i did figure out when i check the calenders on airbnb to see how often people are staying booked... it's not always what it seems.  i found several owners who block off dates for themselves, and for family.  It was misleading to be honest.

how's your rental going?  are you having any trouble finding good tenants?  i am buying a 3br 1bath brick ranch in williamston to hold as a rental.  i own a 2br flip house in williamston as well.  look forward to hearing from you.

flips and rentals.  I only  have two rentals at the moment.  i also have a house that i just remodeled under contract with a buyer.   hoping to get more rentals soon.
