First Flip in Atlanta Ga

I've been on this forum for a few months and have enjoyed the many insightful posts. About a year ago me and a partner decided to get off the fence and attempt our first flip. There is no teacher like experience this is a fact. We purchased a home here in Atlanta,Ga for $28000. We had a rehab budget of $70000. Our 1st mistake was the contractor we hired. He cut a lot of corners and in the end couldn't pass inspection. So we were forced to hire another more qualified contractor who got the property where we needed it to be. He was not cheap but everything was done correct the first time. The extra cost was $54000. In the end we sold $144,500 for a nice loss when you include holding cost. With that said the experience was well worth it. I am ready to move on to a new project and looking to connect with any wholesalers or realtors in the Atlanta area.
